Office buildings, retail strips, mixed-use, they all share one problem: algae, mildew, and weathering settling onto every painted, fiber-cement, or stucco surface. Hit that with high pressure and you etch the material. We don't.
Our soft wash uses the same biodegradable detergents we run on houses, applied at low pressure from lifts or extension gear for the upper floors. Most buildings need it every 12 to 18 months to stay looking maintained instead of neglected.


What's included in commercial building washing.
A standard building wash covers:
- Soft wash of painted, fiber-cement, brick, stucco, and vinyl surfaces
- Window frames, trim, soffits, and fascia
- Storefront facades and signage exteriors
- The exterior face of the gutters, same visit
- Lift or extension equipment for multi-story access
- Certificate of insurance before work starts
- Recurring contracts with locked-in pricing
Pricing usually runs $0.12 to $0.18 per square foot of cleaned surface, less for multi-property and recurring accounts.

Most jobs booked Monday hit the calendar by Friday. Peak season (June–August) we book 1–2 weeks out. Off-peak (April, May, September, October) we usually have same-week slots.
Yes, credit cards, ACH bank transfer, check. Payment due on completion unless we've arranged net terms for recurring commercial.
Soft wash works fine in light rain. Heavy rain or temperatures below 40°F, we reschedule, usually within a few days. We text you the night before to confirm.
Not for most exterior work. We just need access to an outdoor water spigot. We'll text photos of completed work if you're not there.
Close windows that don't seal well. Move outdoor furniture, grills, and rugs away from the house. Tell us about delicate plants, satellite dishes, or solar panels.
